1.Height and bulk exceed the prevailing controls

2.Privacy and overlooking of adjoining terraces

Material

Upper-level balconies and windows directly face the private open space of adjoining homes with no separation study or screening plan in the exhibited drawings.

The architectural plans show upper-level openings within 12 metres of rear boundaries without screening details.
